Frequently Asked Questions

Common Questions About Local Law 152

Does my building need a Local Law 152 inspection?

Most NYC buildings with gas piping must comply with Local Law 152, except one- and two-family homes and buildings classified as Occupancy Group R-3. Inspections are required every 4 years on a schedule tied to your building's Community District. Not sure if your building qualifies? Contact us and we'll confirm.

How long does a Local Law 152 inspection take?

Most inspections are completed within a few hours, depending on the size of your building and the accessibility of exposed gas piping. Our team works efficiently to minimize disruption to tenants and building operations.

Do you file the GPS-2 form with the DOB for us?

Yes — this is one of our most valued services. After the inspection, we prepare the GPS-1 report and submit the GPS-2 certification directly to the NYC Department of Buildings on your behalf, within the required 60-day window. You receive copies of everything for your records.

What happens if I miss the Local Law 152 deadline?

Failing to file a GPS-2 certification by your deadline can result in a civil penalty of up to $10,000, with an additional $10,000 added for each year of continued non-compliance. It's critical to schedule your inspection well before your Community District's deadline. Contact us today to avoid penalties.

What does the Local Law 152 inspection actually cover?

The inspection covers all exposed gas piping from the point of entry into the building — including building service meters, gas piping in common areas, hallways, corridors, and mechanical/boiler rooms. It does not include gas piping inside individual apartments or units.

What if deficiencies are found during the inspection?

If issues are found, we document them clearly in the GPS-1 report and explain exactly what needs to be corrected. The owner then has 120 days from the inspection date to complete corrections and submit a follow-up GPS-2 certification. We help guide you through this process.

Do you serve all five NYC boroughs?

Yes. Gas Pro Inspectors serves Manhattan, Brooklyn, Queens, The Bronx, and Staten Island. We are based in Queens and serve all NYC Community Districts. No matter where your building is located, we can help.

Can you help clear an existing LL152 violation?

Yes. If your building already has an open Local Law 152 violation, we handle the full resolution process: we conduct the required gas piping inspection, coordinate any corrective work needed, file your GPS-1 and GPS-2 certifications with the DOB, and follow up until the violation is cleared. Non-compliance penalties are $10,000 per year ($1,500 for 3-family dwellings) and increase with each additional year — so acting quickly saves you money. Contact us to get started.

Is Gas Pro Inspectors licensed?

Yes. All Local Law 152 inspections are performed by or under the direct supervision of a NYC Licensed Master Plumber, as required by law. Gas Pro Inspectors is a subsidiary of Environmental Safeguard Solutions LLC, a trusted NYC compliance firm.
